I'm in contract for a house in Spring Branch. The inspector report indicated "improperly installed purlin support.". I have asked the sellers to fix this and they've refused. Since today is my last day of the option period I wanted to make sure that the purlin support is not something that will be a problem and that it will not add significant expenses after closing. I called a couple of structural engineering companies desperately trying to get an opinion, but neither were willing to help. Th first one wanted to come out for an inspection in 3 days and charge hundreds. Today being my last day to make a decision, this couldn't have worked out. The second engineer didn't return my call. Then I have called T3 and a lovely voice greeted me from the other side of the line. Loreen (I hope I spell her name right), was super helpful. When I told her my issue, she said to email her the inspection report and she'll take a look at the pictures and call me back. (I think she was driving when I called her.) 20 or so minutes later she called and with a thorough explanation of what she gathered from the pictures, she put my mind to ease. I didn't have to worry about the purlin support. Her technical knowledge blown me away. I'm so lucky that I've found her. I'm about to call my agent and tell her that I'm moving forward with the home purchase. Thank you Loreen!
