Starting with 3 stars, may change... EDIT- I deleted my original review as to keep this from being as long as a book... STAY AWAY UNLESS YOU HAVE DEEEEEP POCKETS... I talked to a quite a few residents and they all talked me out of moving to costilla county, EVERYONE said the same thing, if they knew then what they know now, they would have never moved to costilla county... I passed through costilla county, years ago, while on vacation, anc rgcçx d i have always wanted to return there to build an off grid homestead, unfortunately the county is run by a bunch of gobshites... I am so glad I took the time to talk to residents, so I was able to avoid moving there. During the vacation that i went costilla county, i also spent a weekend in hudspeth county, Texas, and we loved it there, so I just bought 10.1 acres in Hudspeth county Texas outright, and I put 70% down on the five lots surrounding mine, (financing the last 30%), each of the 5 lots are between 10.1 to 10.3 acres, and I couldn't be more pleased. There is ZERO hassle, They return phone calls, it took them less than a week to do the paperwork and send me the deed to my property. I already set up a date to meet with the inspector to do the percolation test. (I already tested it myself, so I know it will pass), but as soon as it passes the percolation test, I will be breaking ground on an 1800sqft, 2 story, completely off grid home. I'm so glad I did my due diligence and didn't buy the 6 acre lot in costilla county, cause I am so much happier with the purchase I did make... DO YOUR HOMEWOOD BEFORE BUYING.

It was never my land given that I was never allowed to use it and that seems like a major legal issue. I expect more focus will exist on the nonsense "Land Use Code" after tax liens start going to auction now that Colorado adopted new laws with Tyler vs Hennepin County.

When we arrived at our land in our RV about 20 minutes went by and a couple driving a white pickup dressed in STREET CLOTHES came up to us and demanded proof it was our land, WHICH IS ILLEGAL! Then threatened that the cops would be called if we stayed parked on the street for too long. Again only 20 mins...

It was very difficult but back in June we finally got a hold of a person that seemed kind and gave us additional information about the permits so we would be prepared to move.

When we physically went down to turn in the first permit they told us we would need 3 other permits before we could even submit the permit to keep our own RV on our own land.
INCREASED COST by Thousands of Dollars.

Then they tell us we have 2 weeks to move our RV and they parked what looked like a D9 tractor on the edge of our property line for the entire 2 weeks getting ready to make this family of 5 HOMELESS, is what we were Forced to Conclude...

With so many people buying land out here, there are so many that are being blindsided by costilla county code enforcement not giving out the correct information or for not having it clearly listed on their site.

I hope no other Families fall into this TRAP

Do your research before buying any land here, After purchasing land you pretty much cannot do anything with it as the restrictions are so bad. Wanted to buy a parcel for recreation and place a nice small building on it and after looking at their rules its nearly impossible to do anything with YOUR property unless you want to build a mansion. It would be easier to build on Mars than in this county.

If I could give zero stars I would, these people do not have there s**t together and make things much harder for the people in the community. I do not recommend moving to this area strictly for this purpose. Or actually we all should move here and make our own county offices!
