I provided Aran & Franklin with plans that were given to us. I made minimal changes such as taking out a spare bathroom, added a couple of doors, added a window etc. I paid $5500 for plans that were basically already done!! I couldn’t imagine how much it would’ve been for them to actually create something of their own! Mind you, I’m not building a mansion. It is a 3 bedroom house that is suppose to be 2100 square foot. However now looking at the dimensions of it all, it’s actually way bigger (3000 sqft) than I had told them in the beginning. If you want bad customer service, to have to monitor and hold their hand for every single thing they do, and to be nickel and dimed for absolutely everything then this is the perfect company for you! You’ll also be lucky to talk to every single person that works in the office, have no idea who is over your project and you’ll even be given an attitude with every interaction you have with them!

Oh and if you want exterior plans to go along with your floor plans, that will be at least an additional thousands of dollars. We are now down exactly $6,350 (5,550 plus an additional $850 to change the size of my porch) with incorrect floor plans. As a first time home builder I can say that they have successfully made this the worst decision we’ve ever made.

I filed a complaint through the Better Business Bureau and they came back saying I should look into going through small claims court, that is the route we will be taking. Aran and Franklin commented on the review saying “in 25 years they’ve never had an incident” meanwhile they have TWO complaints (besides mine) in the past 3 years. As well as 8 one star reviews on google.

EDIT: In response to the owners comment, their way of contacting me to resolve the issues was an email saying sorry.. “sorry” doesn’t fix the fact we’re thousands of dollars down the drain with incorrect floor plans.

Paid to have a post construction TWIA certification on 3/25/24. Inspector came out on 4/7. Then heard nothing. After a month or so I called for an update and was told it might take 4-6 weeks. Long story short, the engineer admitted he forgot to take action on my project. Aran and Franklin did nothing and now refuses to refund my initial payment. I got another engineering firm, they came out inspected and completed the entire process in 3 weeks.

Do not contact this firm in any way whatsoever. They are horrendously expensive, horrifically late, and absolutely unreliable with their work. There are other firms in the Texas Area that can provide you with realistic prices and a proffesionally great experience.

All of the people at AranFranklin are a pleasure to work with. The are prompt about returning any calls and are always there to answer any questions that you may have. I am so happy I found this firm. When I closed in my upper deck I hired a builder in my area to do the work. It turned out beautiful. I thought all was ok until I put my home up for sale and found out the engineer the contractor hired didn’t file a for a WPI-8 form with the state. I had to hire Aran& Franklin to do the after construction inspection for me and tell my contractor what needed to be done to get my new construction certified. They were awesome, very professional and made my contractor correct several things. If you need a firm and you live on the coast these folks are the best!
