My current resident was recently took over by invitation home since the change of ownership things have been very different. I’ve been a resident for over a year going on two year with this new ownership, Everything is discombobulated. I recently put in a work order for maintenance due to my AC not working maintenance was scheduled maintenance came. They stated that AC work properly. It was just kids toy covering the kids room vent Keep in mind I was going with the impression maintenance is included with my residency in which have been for the past year till invitation home Took over I was charged a separate bill just for the maintenance request. Am I the might the only resident going through this experience so just please keep in mind all invitation home property do not include any maintenance request. All maintenance request have to be Paid out-of-pocket by resident and my whole 20 years of renting experience I’ve never heard of this. This must be something new so for all new resident please be aware that invitation home charge extra amount for maintenance request. I have been going back-and-forth with Leasing management Vanessa Juarez innovation leasing manager She stated there is absolutely nothing they can do even though I wasn’t aware of this request I was going with the impression that maintenance request is included as it always been from prior ownership. So again, this is very unfortunate and I had just re-sign my lease if I was aware of this That probably would’ve never happened so again I advise all new resident to be very careful about considering any property that has managed by invitation Home. 🙏🏾

CONSERVICE utility management is required at $10 a month. They didn’t pay my trash bill for Jan and my account was suspended. They paid in December. Can’t talk to anyone. Not their fault and they are not going to pay for the trash company to get weeks of trash that has piled up because of their error.

So, you’re not allowed to manage/pay your own trash, water and sewer. BUT we pay/manage our own Excel energy. Not truly utility management then.

Invitation homes maintenance will show up at your 1st request and assess whatever. The last person gave me his cell phone in case I had questions. I did need to use that once in the past 8 months of living here. It was his voicemail. He never returned any of my calls or texts. Probably just wanted to get a good review, so that’s why he gave his #.

We’ve had what we thought to be a priority work order in for months now. They sent out their initial maintenance person and then a third-party that specializes in fireplaces. They were too expensive and were suggesting a safe option for my family. They then sent out a different third-party called Essential Maintenance. They have no idea what they are doing. They claimed that my sprinkler back flow is connected to my fireplace gas line and they needed a permit, what?! They have rescheduled and cancelled now three times WITHOUT notice. The issue has nothing to do with the gas at all by the way. They just need to install a flue to block the cold air and bugs from coming from the fireplace since it’s missing and causing extreme drafts in the house. We have an infant, this is dangerous. No one cares.

I called the maintenance main line. It’s some call center somewhere. They won’t provide you with information and have no idea what’s going on. They don’t even have notes or any continuity information for the people they’ve contracted to randomly show up to your home.

Essential Maintenance, a third party, came to replace gutters that were leaking. They left and didn’t complete the job. They will randomly close the work orders, so you have to stay on top of it.

I put in work orders for things like the damaged window screens we found at move in, if only for documentation purposes and so we weren’t liable (because the lease says you are). Then, they charged me $75 for the screen repair and for damages I did not do. CHECK your leasing portal monthly. Put in a reminder as these were erroneous charges for us. They do not provide you with statements, so when the next month of charges comes through, whatever they charged you for last month disappears.

CONSERVICE. The company that manages the utilities. A lot of inconsistent conversations on the back and forth. Not sure if they’re deliberately trying not to answer my questions. I wish you could call and talk to someone but you can’t. One Conservice department will give you a number to billing and then the message on the number they gave you says they won’t check messages and to email/message them on the portal. It’s confusing. I’ve never not been able to manage my own trash. They let you manage Excel Energy, so I’m not sure why I have to pay a monthly fee for delayed and displaced management of everything else?

Also, I was paying over double for trash services—almost $50.00 a month, but residential for my address was only supposed to be $20. It took months to get that changed from Waste Management but now I only pay $18.00. I was paying a premium for established service from 2019 and not as a new customer, so I’d recommend getting your trash service changed so you get a new customer rate.

If you have a basement, you can opt to pay for a radon test. I did. We had high levels of radon and IH did install a mitigation system. I have a new baby so I’m grateful for how quickly they sent someone out to install the system at their expense, but again, I did have to find someone and pay for the initial test for $500.

Multiple random admin fees for a number of months initially and $10.00 for your air filter per month, but the filter comes every other month, so you’re paying $20 per filter basically.

When we first moved in was in the winter. We were looking for a home asap and this one seemed to be at first glance just an ugly floor ( quite literally peeling up) we should have taken this as a warning. Our vents do not work. Our plumbing us not up to code. The ceiling is cracking paint everywhere. Best yet which wasn't even mentioned to the company months ago was this terrible smell of cat urine in the summer, we found (after we had moved our belongings into this dark space in the WINTER) was the when we took all of our things out of the stairs that there was cat shit and piss all under the stair way. We threw so much away. I cannot wait to end this contract in which they will NOT work with us when we get paid and enjoy our 300+ late fee every single month. If you want a trailer park experience in a house form this is your place. There is more than I feel like disclosing. Last note, the contractors are great. However there's no way they even inspect these houses before having people move in I mean they are not even clean when you move it's upsurd!

Sal was awesome. Came in skeptical and scared. He made me feel at ease. His humor topped it off with me and my kids. Made me feel like family. My kids enjoyed him as well. Never have I had this treatment in any other company nor store nor anything like it. 100 thumbs up.

Only one star because I have to in order to leave a review. I have been mistakenly charged for renters insurance for 3 months. I called the first month and was told to send my info to the person I was speaking to and they would handle it, they did not. I called again and was told they switched companies for their renters insurance, I needed to send my info to the new company, so I ask if my charges will then be refunded after I submit my declaration page, the answer is yes. You guessed it!! I get charged again, so I call AGAIN and get told I have to submit a request for a refund from another entity. So I ask how come I wasn't told that last month when I specifically asked. The answer is unknown, and by the way I have yet to get an apology or ANY sort of empathy from ANYONE I've spoken to. So I ask to speak to a supervisor. I then get told they CAN refund me from their end but they want me to go through the other entity first to see if it can get resolved that way, still no apology or anything. Oh did I mention that the second month after I was told to submit my info to the new company, I received a letter from them stating my own policy was received and approved!!! So after requesting 3 months of refunds for the charges I get multiple back and forth emails and then get asked AGAIN to submit my information. I forwarded the email FROM THEM stating my policy was approved in addition to submitting my form again. While I was submitting my info again I get a message stating a policy with my number already exists--- probably because I had already submitted it!!!! Finally I get the credit for 3 months of charges, but alas, I get charged again!!!!! So I'm still trying to get this resolved after almost four months of dealing with it. I will also say that every single time I have had to contact them for anything, I have been met with less than satisfactory service. I only contact them if I ABSOLUTELY have to.

UPDATE: Invitation homes replied to my review apologizing and saying someone would get in touch with me. Does it surprise ANYONE that no one has? Yeah, I wasn't real shocked either, another example of the stellar *cough cough* customer service.

We just completed our move in orientation with Sal Alvarado and had a fantastic experience. He was very thoughtful, thorough, courteous, and most of all, honest! He went far above and beyond to ensure we knew our new house inside and out. Even going so far as to test our outlets and ensure each one was working properly. We found some faults during our inspection and he took care of filing work orders immediately. Thank you Sal! We greatly appreciate your time and attention as we are settling into our new home. Both Sera and Jodi were extremely kind through out the entire application and move in process. I’m impressed how responsive and kind they were given the amount of calls and emails. Sal our orientation manager was also great. He made sure the house was clean and worked hard to make it happen. Thanks to all for helping us during a stressful move.
